Why use me?

  1. I have been carrying out the legal work associated with the sale and purchase of property and land (conveyancing) for over twenty years.
  2. If you are buying and/or selling in the area I have a good local knowledge. I have lived in Berkshire all my life. I do however carry out conveyancing work for property and land all over England and Wales.
  3. I was trained whilst working for a City firm in the 1980s and have had a wide experience of dealing with both registered and unregistered land. I can deal with voluntary first registrations at HM Land Registry if your house or land is still not registered (currently being encouraged by HMLR by a discounted fee being charged). I have an interest in rights of way law. I can also assist with Grazing Licences, Horse Loan Agreements and other equestrian matters.
  4. The office will be run with flexible hours to allow for evening and week-end appointments.
  5. Written quotations (by e-mail if requested) are available prior to work commencing for all residential sales, purchases, remortgages and matrimonial transfers. (Whilst estimates can be provided in advance for the sale and purchase of land, agricultural/equestrian properties and auctions, quotes can only be produced on sight of all the legal paperwork from the other parties’ solicitors).
  6. I can charge competitive rates as I have low overheads.
  7. I have a modern computerised conveyancing system and can provide Home Information Packs if required. (Currently £275 plus VAT for freehold). I have an arrangement with a local surveyor who is able to arrange Energy Performance Certificates for properties anywhere in England and Wales.
  8. The office is in a relaxed and quiet setting and you can park outside!
  9. I can provide personal attention and I will keep you informed of the progress of your transaction either by email or telephone (or text). I will ensure that all legal issues (including appropriate searches and enquiries with the other parties solicitors are dealt with thoroughly) and will provide carefully considered advice if any problematical issues should arise. On any land or property purchase a written Report will be provided with copies of all relevant documentation and search results (so you have a record of these to keep following completion) and also a copy of the Land Registry Official Copies (legal title) once you have been registered as the proprietor(s).
  10. I can deal with "swears" - i.e. if you need to provide an Affidavit, Oath or Statutory Declaration prepared by another solicitor, this can be sworn/solemnly declared in my presence (£5 plus £2 per exhibit).

Who am I?

I was born in Mortimer, Berkshire and I now own a 6.5 acre smallholding a few miles from there where I keep a few alpacas and my horse. I am a recreational rider and also compete at novice level. When I have time I play in either Reading or Newbury Symphony Orchestra and go to rock ‘n’ roll dance classes. I enjoyall types of music and love the countryside. In 2005 I converted my barn to stables and the Victorian farm building to a bungalow (including making the necessary planning and building regulation applications).
